Stroock Attorney Honored By Lawyers Alliance for New York for Distinguished Pro Bono Efforts
New York, NY, November 5, 2007 – Stroock & Stroock & Lavan LLP, a national law firm with offices in New York, Los Angeles and Miami, announced today that Kevin L. Smith, Partner in Stroock’s Litigation Practice Group, is being honored by Lawyers Alliance for New York for his pro bono legal work.
Mr. Smith represented Fort Greene Strategic Neighborhood Action Partnership (SNAP) throughout a lengthy lease renewal process for space on Myrtle Avenue. The lease renewal was complicated by extensive renovations requiring Fort Greene SNAP’s long-term displacement from their office space, as well as a dispute over lease renewal details.
Under the terms of the lease renewal, Fort Greene SNAP had given the landlord four months oral notice of its intent to renew, and in turn, the landlord verbally had agreed to the lease renewal. When nearing the end of the Original Lease, the landlord asked Fort Greene SNAP to vacate for four months to allow for desired renovations. Unfortunately, ensuing renovation delays resulted in Fort Greene SNAP being displaced from its office space for close to two years. Furthermore, the landlord subsequently presented to Fort Greene SNAP a lease that called for significantly higher rent than stated in the Original Lease renewal terms. The landlord made the case that the higher-than-anticipated cost of the renovations necessitated the higher rent.
With his expertise in real estate transactions, Mr. Smith was instrumental in ensuring that the terms of the original lease renewal governed the use of the space and negotiated for Fort Greene SNAP to return to its office space at the original rate as stated in the lease renewal until the end of the lease term on November 30, 2008. Mr. Smith even worked during his vacation to get the renewal lease completed.
Since 1995, Fort Greene SNAP has helped sustain the revitalization of the Fort Greene community in Brooklyn. The organization’s goal is to serve those left out of the economic mainstream because of their lack of computer/technical and/or literacy skills. Fort Greene SNAP also offers self-determination support groups, career services counseling and personal finances workshops.
